November 2021 is the reference point for a great many insurance conversations in this valley now. Sumas Prairie and the low ground along the Fraser flooded severely, and the question of what a policy covers, on what terms and with which exclusions, stopped being a technicality that owners skimmed past. Broking is a trade where the first conversation does most of the work, so it pays to arrive at it with the specifics to hand: the address, the age of the building, what is stored in the outbuildings, what a vehicle is actually used for. If flood, overland water or sewer backup bear on the property, raise them by name early. They are treated separately from the base policy rather than assumed into it, and the answers vary street by street.
