The long residential neighborhood running south to the Vedder River, and the one that has added the most people. Holds Canada Education Park, the University of the Fraser Valley campus, Garrison Crossing and Tzeachten First Nation.

Vedder grew 39 per cent between 2011 and 2021, and in raw numbers that is the largest increase in the city: about 6,300 more people, against roughly 3,300 on Promontory and 3,800 downtown. It now has more people in it than any neighborhood but the downtown. The steepest rate of growth belongs to the Eastern Hillsides rather than here. Most of that is the south end: Garrison Crossing, built on the grounds of the old Canadian Forces base after it closed in 1997, and the subdivisions that filled in around it.

The commercial life here runs almost entirely along Vedder Road, which threads the whole neighborhood from the Sardis mall district down to Vedder Crossing at the river. It is a strip of small plazas rather than a center; a coffee shop, a barber, a physio, a pizza place, then a gap, then the same again a kilometre later. Garrison Crossing is the exception, laid out deliberately as a walkable village square with the shops facing each other.

The other thing shaping trade here is the institutions. Canada Education Park holds the University of the Fraser Valley's Chilliwack campus, the RCMP Pacific Region Training Centre and a Justice Institute of BC campus, which puts several thousand students and trainees at the south end of the city and explains the density of cheap food, gyms and rentals around them.
