Young Road runs north out of Five Corners, and Unit A at 8810 sits on it, which puts SinAmen Bun Co. in the old commercial grid rather than in any of the shopping centres. That matters more for a bakery than it does for most trades. Roughly 31 per cent of Chilliwack's residents live in this neighbourhood, downtown counts more than 350 businesses across banks, restaurants, clinics, pharmacies and small independent retail, and these blocks have been the commercial centre of the town since long before the malls existed. A counter in that setting works foot traffic as much as parking.
Baking in this valley has a long tail behind it. Twelve Mennonite families settled Yarrow in February 1928, on ground drained from Sumas Lake a few years earlier, and the baking tradition they brought never left; you still meet its descendants, the breads, the zwieback, the fruit platz, on counters in Yarrow, Sardis and the downtown. Layered over that is the newer wave of laminated pastry and sourdough. Chilliwack ends up with a better bakery scene than a city of roughly 112,500 people has any particular right to, and the independents carry most of it.
